We helped a lender step in to fund the remaining works so client could sell the apartments at end of the project.
THE BUILDER WALKED AWAY. WE DIDN’T.
How we rescued a complex £750,000 development when the numbers initially didn’t stack up.
Three residential apartments.
A £430,000 bridging loan that needed repaying.
Around £150,000 of works still required.
And a projected £750,000 Gross Development Value.
What should have been a straightforward development became a problem when the builder failed to finish the project.
The client was left with an unfinished scheme, an outstanding bridge and a significant funding requirement to get the project over the line.
The biggest challenge?
There wasn't enough room within the development itself to raise everything required.
For many brokers, that would have been the end of the conversation.
Not for us.
THE CHALLENGE WASN’T THE PROPERTY.
It was the structure.
The obvious approach was to try to refinance the existing £430,000 bridge and raise the additional £150,000 against the development.
But when we analysed the numbers, the development didn't have sufficient headroom to support the entire requirement on its own.
We had to think beyond the development.
And that's where the real structuring began.
WE LOOKED AT THE CLIENT — NOT JUST THE PROJECT
Rather than treating the development as an isolated transaction, we assessed the client's wider property position.
We identified an additional property that could be leveraged to provide the missing capital.
This allowed us to separate the problem into two parts:
1. Use the additional property to unlock capital.
2. Structure development funding around the completed value of the three apartments.
The second part was particularly important.
LOAN-TO-GDV
The completed development had a projected £750,000 GDV.
By structuring funding around the Loan-to-GDV, we could demonstrate the viability of the project based on what the apartments would be worth once completed — rather than looking only at the current position of an unfinished development.
That completely changed the funding conversation.
THIS WASN’T JUST A FUNDING APPLICATION.
It was a bespoke financial structure.
We had to work backwards:
What does the client owe?
£430,000.
What does the project need?
Approximately £150,000.
What will the completed development be worth?
£750,000.
Where is the funding gap?
Within the development itself.
Where else can we unlock equity?
The client's additional property.
How do we combine the two?
That was the deal.
THE RESULT
We created a structure that allowed the client to:
✅ Address the £430,000 bridging loan
✅ Raise funding towards the £150,000 required works
✅ Leverage an additional property to solve the funding shortfall
✅ Fund the completion of the three apartments
✅ Utilise the £750,000 GDV within the development finance structure
✅ Complete the project
✅ And, crucially, walk away with a profit
THIS IS WHAT COMPLEX FINANCE LOOKS LIKE.
There was no magic lender.
There wasn't an obvious product sitting on a shelf waiting to be selected.
The solution came from understanding the numbers, identifying the problem, finding additional security and engineering the funding structure around the client's actual circumstances.
That's the difference between simply placing finance and actually structuring finance.
Other brokers saw a development that didn't have enough room.
We saw an opportunity to restructure the entire transaction.
The client didn't need someone to tell them why the deal wouldn't work.
They needed someone to figure out how it could work.
And that's exactly what we did.
