Low Property value - 50k Remortgage
A flat worth 50k, lenders said fell out of criteria for them.
Complex Deal Case Study: The £50k Property only a few banks wanted to lend on.
The Challenge
The client came to us with a property worth approximately £50,000, with a purchase value below £75,000.
On the face of it, it looked like a straightforward mortgage. In reality, it was anything but.
The low property value immediately eliminated the vast majority of mainstream lenders, while its proximity to commercial premises created an additional risk factor that made the case even harder to place.
In fact, only three lenders were willing to consider the case.
Our Approach
This is where our expertise in complex mortgages made the difference.
Rather than sending the case to multiple lenders and hoping someone would accept it, we identified the lenders whose criteria could accommodate the low property value and commercial proximity, assessed the case against their individual underwriting requirements and positioned the application accordingly.
We knew this was a case where the right lender mattered more than the number of lenders.
The Result
We successfully structured the case as a complex mortgage and secured a lender willing to proceed — within just a few days.
What looked like a property most lenders simply wouldn't touch became a successfully placed mortgage because we knew where to take it, how to structure it and how to present it.
That's the difference between simply sourcing mortgages and solving complex finance problems.
Another case where the mainstream market said "no" — and Always Wright Mortgages found the way through.
