Our client had identified a property valued at around £80,000 with a short lease. Once the lease was extended, the property's value would increase to approximately £120,000, creating a significant uplift. The challenge? The lease extension had to be negotiated and completed within just 35 days, leaving very little room for error.
Rather than seeing the short lease as a problem, we saw an opportunity.
Working closely with a specialist bridging lender, we structured a bridge-to-let solution that not only funded the purchase but also incorporated £10,000 to complete the lease extension as part of the transaction. This meant the client didn't need to source additional capital, allowing the entire strategy to move forward seamlessly.
Once the lease extension was completed, we refinanced the property onto a long-term buy-to-let mortgage with a favourable lending solution, securing the property's enhanced value and creating a strong long-term investment.
